I Bought a Metal Building. Why Do I Still Need Foundation Plans?

You selected your metal building, approved the design, and received drawings from the manufacturer. Then your city, county, builder, or concrete contractor asked for something you did not expect:

Where are the engineered foundation plans?

This is a common point of confusion for metal building owners. The manufacturer’s drawings are an important part of the project, but they may not include the site-specific foundation design required for permitting and construction.

The metal building and its foundation work together, but they are often designed as separate parts of the project.

What Your Metal Building Drawings Usually Cover

A metal building manufacturer typically designs the building system it is supplying. Depending on the package, the drawings may include:

  • Building dimensions
  • Structural frame layouts
  • Column locations
  • Bracing information
  • Roof and wall systems
  • Connection details
  • Anchor bolt locations
  • Loads or reactions at the column bases

These documents tell the project team how the metal building is configured and what forces it transfers into the foundation.

However, they do not necessarily provide a complete design for the concrete footings, piers, grade beams, slab, reinforcement, or other foundation components.

An anchor bolt plan, for example, may show where the bolts need to be placed. That does not automatically mean the supporting concrete foundation has been engineered.

Why the Foundation Must Be Site-Specific

The metal building manufacturer knows the building, but it may not have all the information needed to design the foundation for your property.

A structural engineer may need to account for:

  • Local wind, snow, and seismic requirements
  • Frost depth
  • Soil bearing capacity
  • Building column reactions
  • Anchor bolt forces
  • Building use and occupancy
  • Vehicle or equipment loads
  • Slab requirements
  • Site grades and slopes
  • Local permitting requirements

These conditions can vary significantly from one project to another.

A foundation designed for a storage building in one state may not work for a similar building in another location. Even buildings with the same dimensions can require different foundations because of soil conditions, weather loads, building use, or local code requirements.

The site-specific foundation design connects the manufacturer’s building information with the actual conditions at the construction site.

The Foundation Is More Than a Concrete Slab

Owners sometimes assume the foundation is simply a flat concrete slab beneath the metal building.

In reality, the complete foundation may include:

  • Individual footings
  • Concrete piers
  • Grade beams
  • Thickened slab areas
  • Perimeter foundations
  • Reinforcing steel
  • Anchor bolt embedment
  • Slab-on-grade design

The correct system depends on the building loads, soil conditions, intended use, and project requirements.

A personal garage may have different slab needs than a commercial shop containing heavy equipment. An agricultural building may need to accommodate different loads than a barndominium or storage facility.

These decisions must be coordinated before construction begins.

Does This Mean Something Went Wrong?

Not necessarily.

Receiving the metal building drawings before hiring a foundation engineer does not mean you purchased the wrong building or handled the project incorrectly.

It usually means the manufacturer completed its portion of the design, and the site-specific foundation still needs to be completed by a structural engineer.

The next step is to send the engineer the manufacturer’s drawings and basic project information.

A typical starting package may include:

  • Metal building drawings
  • Anchor bolt plan
  • Column reactions or foundation loads
  • Project address
  • Intended building use
  • Site plan, if available
  • Soils report, if available
  • Slab requirements
  • Existing permit or plan review comments

Do not worry if you do not have every item. An engineer can review the available documents and help identify what is still needed.

What the Foundation Engineer Does

The foundation engineer uses the manufacturer’s information, site conditions, and local requirements to design the supporting concrete system.

Depending on the project, the engineering scope may include:

  • Grade beam design
  • Slab-on-grade design
  • Anchor bolt coordination

The final drawings should provide information that the permitting office can review and the contractor can use during construction.
